Located in the heart of the Inland Empire along the I-215 corridor between Temecula and Perris in the newly incorporated City of Menifee. The region has experienced a period of high population growth due to its affordable housing relative to neighboring Los Angeles County and Orange County.
Many residents of the Inland Empire no longer want to commute to Los Angeles and Orange County, and they are seeking jobs closer to home. This employment base continues to draw companies to the Inland Empire. Companies expanding existing operations in the region because they are finding it more difficult to service this large population from offices outside the region.
Significant growth is forecasted in medical and health care, hospitality, manufacturing, professional and business services. An educated and competitive labor force and a fair weather climate are other factors leading to such optimistic forecasts. When combined with the market’s competitive wage advantages — a large, well-educated, available labor pool willing to work for 10% to 20% lower than other job markets closer to the coast — Southern California’s Inland Empire offers forward-looking companies reduced occupancy and labor costs that positively impact long-term corporate profitability.
Currently, 94,000 vehicles per day travel in front of the subject property. Additionally, in order to accommodate the areas growth, plans are underway to widen and expand the I-215 Freeway from 4 lanes to 6 lanes- fronting the subject property. Also, the frontage roads of Encanto Drive and Rouse Road on the south end of the property are each planned to be widened from their current 2-lanes to 4-lanes.
A public transportation project to extend Commuter Rail along a 25-mile extension of the Metrolink 91 Line, connecting the City of Menifee to downtown Los Angeles is underway. This extension will have seven new stations, one of which will be located at highway 74 and I-215, walking distance from the subject property. Additionally, a bus stop directly in front of the subject property, will connect to the main public transportation terminal at McCall Blvd. and I-215. Once complete the existing bus service and Commuter Rail will connect the subject property to downtown Los Angeles.
